·   Only single family residences with a minimum of two (2) – car attached garages, maximum three (3) – car attached garage will be allowed.

·   Setback requirements will be as follows:

Front Yard 40 feet

Side Yard 15 & 20 feet

Read Yard 20 feet Except lots 6 thru 10

·   All homeplans must be approved by the Architectural Control Committee (ACC)

·   Exterior Requirements:

-Roof pitches shall have a minimum 9/12 slope.

-All roofing shall be wood shake or dimensional fiberglass or asphalt shingles

-Siding shall be brick, stone, wood, cement, siding or other natural materials.

-25% of front exterior must be brick or stone.

-All exterior chimneys must be brick or stone.

-ALL windows require 6 inch or larger wood trim.

-Side entry garages are encouraged.  Only a minimum of front entries will be permitted.

-Driveways shall be asphalt, concrete or brick within one year.

-Landscaping and yards to be installed within one year

-No existing tree larger than 4” beyond 15’ of the dwelling may be cut down without (ACC) approval.

-Outside storage of cars, motorcycles, snowmobiles, boats, trailers, buses, trucks, campers, or any other vehicles or objects deemed unsightly are prohibited, except during construction and remodeling periods.

-Satellite receiver dishes may not be larger than 24”

-Each lot owner shall have an undividable 1/20th fractional ownership in outlot 6
